We require a valid credit card for all reservations. Reservations are guaranteed upon payment of a (25%) twenty-five percent deposit. Deposits on monthly rentals are refundable when cancellation is received in writing at least ninety days prior to the reservation date. There is a $400 fee for cancellations prior to 90 days. Cancellations thereafter are non-refundable. Changes to the initial rental agreement are subject to price increases and availability.
The remainder of your balance is due sixty days prior to your arrival. Payments for reservations made within sixty days prior to arrival are due in full at the time of reservation. Credit Cards will only be accepted for initial deposits. Credit cards will not be accepted for balances on monthly rentals. Balances are payable by wire transfer or check paybale to B & B Developers, LLC.
No one will be permitted to check-in unless his or her balance is paid in full.
Once the apartment is occupied, monthly rentals will not be prorated should the tenant leave prior to the expiration of the rental term. Tenants must vacate on the expiration date unless management grants a written extension. Any additional days (if available) will be charged at the prorated monthly rate. Additional day charges apply to all rentals.
Check-in time is after 3:00 pm: Check-out is by 11:00 am. A ½ day charge will be assessed for those guests requesting a late check-out up to 3:00 pm. A full day charge will be assessed thereafter. Late check-outs are subject to availability.
Other Charges: Utility charges for electricity, local telephone and cable will be added to monthly renatals at a flat rate of $150 per month. All guests are responsible for any damage to their unit and long distance telephone charges.
Cleaning services are not included.
All rates are subject to Florida Room & Sales Tax.
There is no charge for open wireless internet that is is available throughout the complex.
Pets: Any approved dog must be kept leashed at all times while on the property. Owners must pick up after their pets. Dogs or cats may not be kept on the terraces or patios for extended periods of time. Pets must be taken care of properly as to not disturb other guests. All outdoor pets must be on a flea control product during their stay. All tenants will be required to pay a $200 per month pet fee. An additional carpet-cleaning fee will be added to their security charges after their visit is complete.
Cleaning services are not included.
There are a limited number of smoking units. Please request one if you or anyone in your party will be smoking.

Damages are the responsibility of the Lessee.
